The Board of Assessors has completed the Fiscal Year 2026 Interim Revaluation of all assessed property values as of January 1, 2025. The new assessed values were derived through analysis of qualified property sales that occurred during calendar year 2024. The total assessed valuation of taxable property in the town has increased by 7%. The average assessed value of a single-family home in Boxford for FY 2026 is $1,009,800, which is an increase from last year’s average of $956,000. Valuation changes will vary for individual properties according to style, condition, location, and size.
In addition, the Fiscal Year 2026 tax rate has been set at $13.54 per thousand of assessed value, a rate increase of one percent over last year.
The new tax rate and property values will be reflected on the tax bill that will be mailed by December 31, 2025. This bill will contain two (2) remittance forms, one for the payment due on February 2nd and one for the payment due on May 4th.
The Board of Assessors reminds property owners that applications for Real Estate Tax Abatements must be received by the Assessors on or before the filing deadline of February 2, 2026. For the convenience of the taxpayers, the FY 2026 property values will be available on the town’s website by January 1st.
Personal Exemptions from property tax for conditions such as legally blind, disabled veteran, and seniors on fixed incomes, are available. Applications for exemption of the Community Preservation Act surcharge are also available. All exemption applications must be submitted by April 1, 2026.
